How 100% Finance schemes work

There are 2 main ways in which Finance can be engineered to create a 100% Finance scheme.

Gifted Deposit – In this scheme the seller pays the difference between the Bank valuation of the property and the mortgage advanced. If the Bank are prepared to lend 80% then the seller pays the balance of 20% leaving you with just mortgage repayments. This scheme is also often referred to a “Low Money in” scheme as often the buyer will have some cash outlay to cover fees, taxes and closing costs. Typical property for sale with Gifted Deposit

Gifted Payments – In this scheme the seller makes the repayments on a loan you take out to pay the deposit on property. This scheme only applies to off plan developments where the forecast value of the property at completion is such that the mortgage taken out at completion is sufficient to repay both the deposit capital and the accrued payments.
