These exclusive investments offer secure returns of 12%+ over 18-24 months typically.  The unique combination of a structure that utilises the favourable tax treatment for the eventual German owners, discounted prices achieved with cash purchasing and high quality renovation works makes these listed buildings extremely desirable and hence quick to sell.

How German Listed Property Investments Work

The companies who have packaged these opportunities utilise their knowledge and experience of the German market to select listed buildings with exceptional redevelopment potential.  These are then bought for cash with the money provided by our investors, frequently achieving a 20% or greater discount to the market price.  The nature of these properties means the prices typically range from €500,000 to €5,000,000 and include city centre apartment blocks, former palaces and even castles.

 

By offering these then to German property investors complete with all planning consents and full redevelopment plans they guarantee to sell them typically within 4-6 months to investors who can claim significant tax advantages from owning them for 12 years.  These purchasers pay in stages over the period of the renovations (typically 12-18 months) and you – our investors – receive returns 6 monthly from these payments before receiving your full capital back at the end (generally no more than 2 years from investment).

Safety and Security all the way

Because this is a property investment the investors are registered as owners and all payments are handled through well-established lawyers in Germany.  At no point is your money unprotected.  And because the company running these deals needs to keep a cash buffer in order to be able to move swiftly if a good opportunity comes onto the market there are always surplus funds at the lawyers to pay investor returns if the sale of the property takes a little longer – rare in practice. 
 
The sales agents for these properties are specialists and accordingly well remunerated.  In return, they undertake to bear the risk of failing to achieve the required price and will refinance the project if a sale cannot be achieved within the timescale so that investors’ monies can still be returned as agreed.

Due Diligence

Investors are encouraged to visit Germany, see previous projects completed within this structure and meet the people who have put this all together as well as view any particular project that interests them.  There are precedents to give investors comfort and the parties involved all have excellent pedigrees.

Investment Level

Because these investments are exclusive and the projects cannot be held up by excessive admin and delays in delivering the monies we are only offering them to investors with at least €100,000 to commit.  There is no upper limit within the constraints of the price of any given project.
 
At any one time we expect to have between 3 and 5 projects available for investment.
